START WITH THE RIGHT QUESTION

Which Venice fits the life you want?

Venice is not one market or one lifestyle. Island living feels different from a gated golf community. Wellen Park feels different from South Venice. This guide helps you compare the details that affect daily life and resale value.

START WITH BILL'S VENICE OVERVIEW

Venice is not one housing market.

Living on Venice Island feels different from living in Wellen Park, South Venice or a gated golf community. And the price of the home is only one part of the decision.

“My job is to help you compare the location, ownership costs, condition and future resale competition before you start touring homes.”

NEW CONSTRUCTION VS. RESALE

Which one gives you the better value?

New does not automatically mean better. Resale does not automatically mean more maintenance. Compare the complete ownership picture.

NEW CONSTRUCTION

Fresh systems. Builder choices.

  • Lower immediate maintenanceNew roof, HVAC, appliances and builder warranties.
  • Possible builder incentivesFinancing or closing-cost offers may reduce upfront costs.
  • Current construction standardsNewer materials, energy features and current building codes.
  • Look beyond the base priceLot premiums, upgrades, CDD assessments and closing costs add up.
  • Know the future competitionMore phases and builder inventory can affect your resale position.
RESALE HOME

Established location. Visible history.

  • See the finished neighborhoodLandscaping, traffic patterns and nearby development are easier to judge.
  • Improvements may be includedPool, screened enclosure, window treatments and mature landscaping may already be there.
  • Broader location choicesMore options closer to downtown Venice, beaches and established services.
  • Condition needs investigationRoof, HVAC, plumbing, electrical and insurance history matter.
  • Renovation costs need contextA lower price can disappear quickly if major work is required.
Before you visit a builder

The sales representative works for the builder. Your agent should be involved from the first visit to review incentives, lot premiums, upgrades, contract terms and future resale competition.

Venice Beach, Caspersen Beach and the South Jetty each have a different rhythm. Look for shark teeth, catch a sunset or watch boats move through the inlet.

02

Downtown Venice

Palm-lined Venice Avenue puts restaurants, cafés, shops, galleries and Centennial Park close together.

Outside and active

The Legacy Trail, Venetian Waterway Park, parks and waterways make biking, walking, kayaking and boating part of daily life.

VENICE REAL ESTATE FAQs

Questions worth asking before you move.

Clear answers now can prevent expensive surprises later.

Is Venice Island different from the rest of Venice?+

Yes. Venice Island has a distinct coastal and downtown lifestyle, different housing stock and often different insurance, flood and maintenance considerations. Compare the exact property, not just the ZIP code.

Do all Venice communities have HOA or CDD fees?+

No. Some neighborhoods have neither, while many gated and newer communities have an HOA, a CDD assessment or both. Review the current documents, budgets and fee schedules before you make an offer.

What should I know about flood zones and insurance?+

Flood zone, elevation, roof age, wind mitigation features and claims history can all affect coverage and cost. Get property-specific insurance quotes during your inspection period.

Is new construction always the better value?+

Not always. Builder incentives can help, but compare lot premiums, closing costs, HOA and CDD fees, included finishes and resale competition. Existing homes may include improvements that cost extra with a builder.

How do I know what my Venice home is worth?+

A useful valuation looks beyond an automated estimate. It should consider recent comparable sales, active competition, condition, location, upgrades and buyer response in your specific market segment.
